Investment Property HELOC: How the Five Programs Compare
Investment property HELOCs are where the five digital programs diverge most dramatically. CLTV limits, minimum credit scores, LLC eligibility, rental income treatment, and seasoning requirements all vary — and the program with the highest advertised CLTV may not produce the best dollar result once its AVM is applied.
Program-by-Program Comparison
Potentially aggressive investor CLTV — up to 90% in strongest credit bucket
NFTYDoor is one of the more aggressive current digital HELOC options for investment-property leverage. Up to 90% CLTV is possible in the strongest credit tier. The primary-wage-earner credit approach can be an advantage when co-borrower scores differ. LLC vesting is not currently accepted — investment property generally must be in eligible individual or trust vesting.
Generally ~70% max, ~700 minimum credit
HELIX investment property is generally capped around 70% CLTV with a minimum credit score of approximately 700. Maximum line is generally $500,000. HELIX does not accept LLC vesting under its current general program. The five-year interest-only draw period is the same as primary residence.
Generally ~75% at 720+ or ~70% at lower qualifying non-owner credit
Aven accepts investment property but with more constrained line sizes and lower CLTV than primary residence. Generally approximately 75% at 720+ or 70% at lower qualifying non-owner credit tiers. LLC vesting is not currently accepted.
Non-owner execution generally 70–80% depending on lien position and score
Figure's non-owner execution generally ranges from 70–80% depending on lien position and credit score. Figure may allow LLC on qualifying non-primary property subject to credit, state, and entity requirements — making it one of only two programs with potential LLC eligibility.
65–75% depending on line size, documentation, and DSCR/full-doc structure
Deephaven generally ranges from 65–75% for investment property depending on line size, documentation type, and whether DSCR or full-doc qualification is used. Deephaven accepts LLC vesting for eligible investment properties — a major differentiator. DSCR qualification (minimum approximately 1.10x) is available, which can be useful for rental properties where rental income is the primary qualification method.
Key Factors Beyond CLTV
LLC eligibility
Only Figure (in qualifying scenarios) and Deephaven currently accept LLC vesting. If your rental is held in an LLC, eligibility may matter before rate.
Ownership seasoning
Deephaven generally requires six months ownership seasoning for investment property. HELIX has very limited seasoning requirements. NFTYDoor's seasoning requirements should be confirmed for current execution.
Rental income treatment
How rental income is counted toward DTI varies by program. Deephaven's DSCR path uses the property's own rental income to qualify — useful when personal income is limited.
AVM still matters
A lower CLTV program can produce a better dollar offer if its AVM values the property higher. This is especially true for investment properties where AVM confidence can vary.
