Property Listed for Sale: Which HELOCs Are Still Available

If your property is currently listed for sale — or was recently listed — several digital HELOC programs will not approve it. This is one of the more common eligibility surprises. Here is the current snapshot by program.

REMN HELIX60-day listing restriction in some states

HELIX currently treats properties listed for sale or listed within approximately 60 days as ineligible in some states — including Tennessee and Texas. In other states, the listing restriction may not apply or may be shorter. If your property is currently listed or was recently listed, confirm current HELIX eligibility for your specific state.

Figure's current execution makes currently listed properties problematic or ineligible. The specific listing restriction should be confirmed for current execution and state.

DeephavenProperty listed within prior 6 months generally ineligible

Deephaven's current program generally makes properties listed within the prior six months ineligible. This is a broader restriction than some other programs — it applies to properties that were listed and taken off the market within the past six months, not just currently active listings.

NFTYDoorConfirm for current execution

NFTYDoor's listing restrictions should be confirmed for current execution and state.

AvenConfirm for current execution

Aven's listing restrictions should be confirmed for current execution.

Why Listing Status Matters

Lenders restrict listed properties because a property actively for sale signals that the owner may be planning to sell — which creates risk for a lender extending a new line of credit. If you listed your home, received no acceptable offers, and took it off the market, the recent listing history may still trigger restrictions under some programs even though the property is no longer actively listed. The six-month lookback under Deephaven is the most restrictive example.
