Rural & Acreage Property HELOC: Acreage Caps and Program Overlays
Rural properties and properties with significant acreage face program-specific restrictions that don't apply to standard suburban homes. The differences are substantial — HELIX has no general acreage cap, while Deephaven has a restrictive rural overlay with a 10-acre maximum and lower CLTV.
Acreage Caps by Program
HELIX currently has no general acreage cap outside special state rules under its current program. This is a significant advantage for borrowers with larger lots, rural properties, or mountain/farm-adjacent land. Texas has special acreage restrictions (generally 10 acres maximum). Outside Texas, HELIX's acreage flexibility is one of its notable property advantages.
Deephaven has a much more restrictive rural overlay than HELIX. Current rural overlay: approximately 70% CLTV at 720+, approximately 60% at 700+, primary residence only, maximum approximately $500,000, maximum 10 acres, full appraisal required, no significant agricultural features. This is a meaningful restriction for borrowers with larger rural properties or properties with agricultural characteristics.

AVM Performance on Rural Properties
AVM accuracy tends to be lower for rural and acreage properties because there are fewer comparable sales. Lower AVM confidence can constrain the CLTV a program will approve — or trigger a full appraisal requirement. Deephaven requires a full appraisal for rural properties. HELIX generally uses AVM through $500,000 but may require a full appraisal for rural properties with lower AVM confidence.
