HELOCs in Florida: What Florida Borrowers Should Know
Florida borrowers have access to all five digital HELOC programs Morgan shops. The core comparison — AVM, credit, payment structure, and available equity — applies here just as in other states. Florida's main program-specific nuance involves condo treatment.
Florida Condos and HELOC Eligibility
Florida has a large and diverse condo market, and condo eligibility varies meaningfully across programs. High-rise condos, non-warrantable condos, and condos in buildings with significant deferred maintenance or pending litigation can create program-specific restrictions. REMN HELIX currently accepts non-warrantable condos under its general program, which can be an advantage for Florida condo owners that other programs do not match. Deephaven also accepts non-warrantable condos with a lower maximum CLTV (generally around 75%). Aven generally excludes high-rise condos under its current program. Figure and NFTYDoor have their own condo eligibility requirements that should be confirmed for specific buildings.
AVM and the Comparison in Florida
Different HELOC providers use different automated valuation models, and the same Florida property can receive materially different accepted values from different programs. A program with a lower advertised maximum CLTV may produce more available equity if its AVM values your property higher. This is the central reason to compare multiple programs rather than choosing based on advertised maximum CLTV alone.
General Program Access in Florida
All five programs — Aven, Figure, NFTYDoor, REMN HELIX, and Deephaven — are currently available in Florida for eligible properties and borrowers. Florida does not have the same constitutional restrictions as Texas or the same term-structure effects as Tennessee. The comparison for most Florida borrowers comes down to AVM, credit, payment structure, and program-specific property rules.
