Second Home HELOC: Program Availability and CLTV Limits

Second homes — vacation properties, beach houses, mountain cabins — are eligible under all five digital HELOC programs, but with lower CLTV limits than primary residences. The gap between primary and second-home CLTV varies by program and credit tier.

Program-by-Program Second Home CLTV

NFTYDoor

NFTYDoor accepts second homes with competitive CLTV in strong credit tiers. Specific second-home CLTV limits should be confirmed for current execution. NFTYDoor's primary-wage-earner credit approach applies to second-home transactions as well.

REMN HELIX

HELIX second-home CLTV: 70% at 720+, 70% at 700–719, 65% at 680–699, 60% at 660–679, 60% at 640–659. Maximum line generally $500,000. The five-year interest-only draw period is the same as primary residence.

Aven

Aven accepts second homes. Specific second-home CLTV and credit requirements should be confirmed for current execution.

Figure

Figure accepts second homes. Non-owner execution generally 70–80% depending on lien position and credit score. Figure's automated process applies to second-home transactions.

Deephaven

Deephaven second-home CLTV (first lien, up to $500k): 80% at 740, 75% at 720, 75% at 700, 70% at 680, 65% at 660. Second-lien second home: 85% at 740–720, 85% at 700, 75% at 680, 60% at 660. Generally requires six months ownership seasoning for second homes.

AVM Still Drives the Comparison

Second homes — especially coastal, resort, and vacation properties — can have more AVM variability than primary residences. Two programs may return materially different accepted values for the same vacation property. A program with a lower advertised maximum CLTV may produce more available equity if its AVM values the property higher.
