HELOCs in Georgia: Comparing Digital Programs for Georgia Homeowners
Georgia borrowers have access to all five digital HELOC programs Morgan shops. Georgia does not have the constitutional restrictions of Texas or the term-structure effects of Tennessee. The comparison comes down to AVM, credit, payment structure, and what each program does with your specific property and situation.
Why AVM Still Drives the Comparison in Georgia
Different HELOC providers use different automated valuation models, and the same Georgia property can receive materially different accepted values from different programs. A program advertising 90% CLTV is not automatically more useful if its AVM values your property lower than another provider's. This is the central reason to compare multiple programs rather than choosing based on advertised maximum CLTV alone.
Investment Property in Georgia
Georgia has a significant investor-owned real estate market. If you own rental property in Georgia, the program comparison matters significantly. NFTYDoor currently offers some of the more aggressive investment-property CLTV in the digital HELOC space. Deephaven accepts LLC vesting on eligible investment properties — a meaningful differentiator if your rental is held in an entity. HELIX and Aven do not currently accept LLC vesting. Figure may allow LLC on qualifying non-primary property subject to credit and state requirements.

All five programs are currently available in Georgia for eligible properties and borrowers. Georgia does not impose unusual state-specific restrictions on digital HELOC products beyond standard program guidelines.
